We view the Australian
Standards as a minimum standard not an optimum standard. This is one of
the defining differences between Coppins & Lowry and other builders of
custom extensions and homes. Our clients can expect a better product.
Listed below are some of these items:
If you are
comparing our quotation with that of another builder, check that the
other builder has allowed the same.
· We
use the HIA “Plain English” contract. This makes it easy for you to
understand the responsibilities and rights of both yourself and us.
· When
your concrete slab is poured, we cover the entire slab with plastic (no
chemicals). This is the best method to cure concrete as it helps
minimize concrete surface cracking.
· Our
concreters step down the concrete slab to all wet areas (including the
Laundry). This means that when you put down your carpet, timber or
tiles on the slab, you will not have a step up into the wet areas.
· Adelaide
Pest Control treats all of the penetrations through the slab with a
reticulated chemical treatment. The reticulated system allows for
re-treatment at any time without the removal of floor coverings, etc.
· Top
and bottom wall plates are trenched using 90 x 45 mm timber. This
provides straighter and stronger walls.
· We
use 3 studs to internal and external corners, not simply nailing in a
block here and there. This provides for stronger and better fixings of
plasterboard and therefore a better-looking finish.
· Our
electrician will install an extra pipe underground when he does your
power connection with a draw wire in it. This means that when you call
Telstra to connect the phone, they won’t have to dig another trench and
possibly damage the power cables.
· We
seal our brick control joints with silicon so that no water can get in
through the gap and cause more damage to your home.
· Our
bricklayers provide the correct sized control joint ties. They use 4.0
mm galvanized cavity wall ties, not 3.0 mm.
· We
install weather proof flashings over all wall openings exposed to the
weather and at floor level on two storey homes.
· We
use galvanized lintels over all windows and doors (where applicable)
that will not rust.
· Our
carpenters install perforated sisalation behind all cladded walls and
gables. It’s just that extra bit of peace of mind that helps to keep
any water out of your home.
· All
of our iron roofs have the cappings scribed to suit the roof profile.
This makes the roof look better as well as giving a better seal against
the weather.
· In
tiled roofs, we use Colorbond valley gutters. They match the roof tile
colour, never need to be painted and give a very neat appearance. Our
timber fascias and square posts are primed treated pine. They are also
laminated together to keep them straighter. They will not leak sap.
· Our
plumber uses SDP poly pipe for your hot and cold-water service. This
minimizes water hammer and water meter ticking.
· In
any bathroom containing a shower, all of the walls are lined with
Hardie’s Villaboard. It is a general industry belief that this
Villaboard is a superior product to wet area plasterboard.
· Our
waterproofing is installed by a licensed specialist waterproof installed
(not a tiler). He will waterproof your entire shower alcove, not just
the internal corners and nails. He will also install puddle flanges to
your shower floor wastes as additional protection.
· In
our two storey projects, we will waterproof the complete floor and
skirting (as well as the shower) of any tiled areas. We will also
reinforce the tilers screed on the floor with steel mesh to ensure that
your tiles will not crack.
· We
seal all of the wall and floor junctions in the wet areas with coloured
silicon (not just the shower areas). We also seal the joint between
the tiles and skirting when we tile your living floor areas with
coloured silicon. Because of this, any movement between the walls and
floors won’t be seen.
· We
only use quality flexible adhesives – ABAFix for walls, ABAFlex for wet
area floors and Isoflex to large floors as well as flexible grout to all
areas. Because we supply them (not the tradesmen), no shortcuts are
made when fitting your tiles because the tiler isn’t trying to cut
costs.
· Our
plumber will install a non-return suds grate in your Laundry floor
trap. This stops suds flooding your floor while washing.
· We
will position your sewer flood gully to the front of your home with a
tap over it. By regulations it must be fitted 150 mm below your floor
level. If it is installed straight outside your home in the path area,
you will have to drop your pavers around it, which not only looks
unattractive, but also can sometimes cause some problems with water run
off from the pavers.
· Our
doorframes are 30 mm thick, not 19 mm. We also install doorstops and
100 mm hinges as a standard item.
· Two
storey projects with particleboard flooring will have all of the joints
sanded, ready for you to install your carpet on a flat smooth surface.
· We
provide a large builders bin on site (where possible) to ensure that
your site is kept clean.
· We
will provide you with a copy of the new and existing underground sewer
layout so you always know where it is.
· We
can provide you with additional assistance for interior design and light
design services if required.
· We
only use quality fittings and fixtures throughout all of our homes and
extensions. Just a few of our preferred suppliers are listed below:
